Four prices.No percentages.
You pay one flat listing fee based on your home's price band. The fee stays the same if your home sells for more.
Listing-side fee. Exactly $1 million and exactly $2 million fall in the $9,995 band. Buyer-broker compensation, seller concessions and third-party costs such as title, survey and repairs are negotiated separately.
See the gap at every price.
The shaded band is what stays with you. The small wedge at the low end is where a percentage costs less.
What the fee covers
- Pricing analysis from recent comparable sales
- Preparation plan and a walkthrough of your home
- Professional photography and listing marketing
- MLS listing and syndication to major home search sites
- Showing coordination and feedback
- Offer analysis and negotiation
- Contract-to-close coordination
What sits outside it
- Buyer-broker compensation, if you agree to offer it
- Seller concessions, such as a rate buydown or closing-cost credit
- Title, escrow, survey and HOA documents
- Repairs and inspections you agree to
- Optional services such as staging, which are priced in your agreement
When a flat fee may not fit.
If your home is likely to sell for less than about $199,800, a 2.5% commission costs less than our $4,995 fee. If another brokerage has offered you a lower percentage, run that number too.
Some properties need specialist marketing that falls outside the standard scope, such as acreage, a working ranch, or a historic home with deed restrictions. We'll tell you before you sign if that's your situation.
Your listing agreement spells out payment timing, any upfront amount, cancellation and expiration terms, and what happens if the home doesn't sell.
Your fee is set. Now plan the sale.
