Start to sold,for one fee.

Most of what a listing agent does is the same work whether your home is worth $300,000 or $3 million. So we price the work.

Our representation fee is paid when your home closes.

Your flat seller fee is agreed in writing before you list. Any separate expenses, including any due before closing, are listed in your listing agreement.

What full service covers.

The same work at every price, from pricing to the closing table.

  1. Price and prepare

We walk the home, pull recent sales, and agree on a list price and a short list of fixes worth making before you list.

  2. List and launch

MLS listing, syndication to the major home search sites, a yard sign, and showing scheduling.

  3. Offers and negotiation

We compare every offer on price, financing, contingencies and concessions, then negotiate on your behalf.

  4. Contract to close

We track deadlines, coordinate inspections, appraisal, title and repairs, and stay with you to the closing table.

Before you sign

One conversation covers your goals, timing and the home itself. Then you get the agreement in writing: your fee tier, the fee, the services, and the costs that sit outside it.

  • Your fee tier and flat fee, confirmed in writing
  • The full list of services in your agreement
  • Payment terms: our fee is paid when your home closes
  • Cancellation and expiration terms
  • An estimate of separate costs: buyer-broker compensation, concessions, title, survey, repairs
  • Who your licensed agent is and how to reach them

While you're listed

You'll always know who is handling your sale and what happens next.

  • Showing requests and feedback, as they come in
  • A written comparison of every offer you receive
  • Negotiation on price, repairs and concessions
  • A deadline calendar from contract to closing
  • Coordination with the title company, lender and inspectors

Start with your home.

Share your address, timing and questions. You don’t need to have it all figured out.
